Separate the appliance from shared responsibilities

A fireplace inside a suite can still interact with shared structures, vents or building services. Establish ownership and maintenance responsibilities with the strata manager before choosing replacement equipment.

Ask which bylaws, alteration agreements and building records apply. A contractor’s technical assessment and the strata’s approval process answer different questions.

Organize a coordinated service visit

For a building-wide visit, collect appliance information, access contacts and reported symptoms. Ask the contractor for the proposed inspection scope, reporting format and process for equipment needing follow-up.

Agree on access arrangements and communication with residents. Keep results for each appliance distinct so unresolved issues are not lost in a building-level summary.

Plan replacements before the first appointment

A model change may require review of the vent route, termination, connections and finishes. Give the contractor relevant building rules and identify who can authorize shared work.

Ask for a schedule of access, shutdowns where needed and handover records. Confirm requirements with the applicable authority, current bylaws and insurer rather than assuming a universal annual legal mandate.
